Lake Forest prices rose faster than the national pace
Local prices outran the country by a wide margin. That tells homeowners their equity grew faster than most. It tells buyers that pricing here has had real lift, so budget and offer strategy matter.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In the same stretch, the Real Estate Data Aggregator counted Lake Forest's median sale price up 13.2%. That is more than five times the national pace.
What the median price means in plain numbers
The Real Estate Data Aggregator put the median sale price in ZIP 92630 at $1,337,000 for the three months ending July 31, 2026. Not every home sold at that number. But it is the middle of what actually closed.
More homes are selling, and faster
The Real Estate Data Aggregator counted 164 homes sold in ZIP 92630, up 12.3% from the same three months of 2025. Pending sales rose 18.7% to 178. Those are signs of real demand, not just price movement.
Homes also moved quicker. The median days on market fell to 36, which is 6 days shorter than a year before. About 1 in 3 homes went under contract within two weeks of listing, up 5 points from last year, according to the Real Estate Data Aggregator.
More homes are available, which gives buyers a little room
The Real Estate Data Aggregator counted 197 homes for sale in ZIP 92630, up 6.5% from a year ago. New listings rose 9.2% to 238. Supply is not tight, but at 3.7 months it still leans toward sellers.
Mortgage rates add pressure on the buyer side. CNBC reported the average 30-year fixed rate at 7.30% for conforming loan balances. Realtor.com reported rates topped 7% for the first time since January 2025 in September 2026. Higher rates mean a higher monthly payment on any price.
One street can read differently from the whole ZIP code
These numbers cover all of ZIP 92630. One block or one street can look very different from that picture. A home on a quieter cul-de-sac may have sat longer. A home near a main road may have moved faster.
