Lake Forest prices rose faster than the national pace
The gap between Lake Forest and the rest of the country widened. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. The Real Estate Data Aggregator counted a 12.1% rise in the median sale price right here in ZIP 92630. That is nearly five times the national rate. It points to stronger local pricing power. Even so, each home still needs a sharp price and clean prep to land well.
Homes are selling closer to asking price
"My client asks me all the time: are sellers really getting what they list for?" The Real Estate Data Aggregator says the average sale-to-list ratio in 92630 was 99.2% for the three months ending August 31, 2026. That is up 0.5 points from the same period a year before. Not every home sold above list, but 32.9% did. That share jumped 7.6 points year over year, according to the Real Estate Data Aggregator.
Rates are a real headwind right now
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC cited a Fannie Mae forecast putting the average 30-year fixed rate at 7.4% for the fourth quarter of 2026, and 7.5% for all of 2027. That is the "plot twist" buyers are pricing in right now. Higher rates slow some buyers down. The Real Estate Data Aggregator shows pending sales in 92630 were down 2.5% year over year, to 157. That small dip is worth watching.
Speed to contract stayed steady
I stay involved from first showing to final signature, and speed to contract is one thing I watch closely. The Real Estate Data Aggregator found that 24.2% of Lake Forest homes went under contract within two weeks of listing in the three months ending August 31, 2026. That share was up 0.6 points from a year before. About one in four homes found a buyer fast. The other three in four took longer. Prep and pricing still decide which side you land on.
