Lake Forest prices rose faster than the national pace
Local values grew nearly five times faster than the country as a whole. That gap can shape your pricing and moving plans right now.
The Real Estate Data Aggregator counted 152 homes sold in ZIP 92630 in the three months ending August 31, 2026. That is up 4.1% from the same months of 2025. More homes sold, and prices climbed.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Lake Forest came in at 12.1% over the same stretch. That is a real difference, not a rounding gap.
Homes are selling closer to asking price
"My client asks: are buyers still paying full price?" The Real Estate Data Aggregator shows the average sale price in ZIP 92630 was 99.2% of list price. That is up 0.5 points from a year before.
Nearly 1 in 3 homes in ZIP 92630 sold above list price. That share rose 7.6 points in one year, per the Real Estate Data Aggregator. Not every home sold fast, but the trend moved in sellers' favor.
Supply stayed flat while demand held steady
The Real Estate Data Aggregator counted 184 homes for sale in ZIP 92630. That number was unchanged from a year before. New listings slipped 1.6%, down to 188. Supply did not grow, which kept pressure on prices.
Months of supply sat at 3.7, down 0.2 months from a year before, per the Real Estate Data Aggregator. That is a balanced-to-tight market. Buyers had fewer choices, and that kept things competitive.
One thing worth watching: mortgage rates
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC reported the average contract rate on a 30-year fixed mortgage fell slightly to 7.41%. That is still a high bar for many buyers.
CNBC also noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025. That was 26% in 2022. Affordability is tighter, and that is a real constraint, even in a market like Lake Forest.
What this means for you, as of October 25, 2026
Lake Forest values rose faster than the national pace. Homes sold in a median of 45 days. Nearly 1 in 3 sold above list. Supply stayed flat. Those are the facts for the three months ending August 31, 2026.
- One street can read very differently from the whole ZIP code.
- A home on one block may have sold faster or slower than the 45-day median.
- The price picture on your street may not match the ZIP-wide number.
