Lake Forest prices rose faster than the national pace
Lake Forest moved on its own track. The Real Estate Data Aggregator counted a median sale price of $1,300,000 in ZIP 92630 for the three months ending August 31, 2026. That is up 12.1% from the same months of 2025. Over that same stretch, the Federal Housing Finance Agency said U.S. house prices rose just 2.4%. Local comps matter far more here than broad headlines.
Prices rose, and homes also sold faster. The Real Estate Data Aggregator shows the median days on market in ZIP 92630 was 45 days. That is 7 days shorter than the same period a year before. Not every home moved quickly, but the trend ran in one direction.
More buyers paid over asking
The Real Estate Data Aggregator found that 32.9% of homes in ZIP 92630 sold above list price. That share jumped 7.6 points from a year before. Think of it as the market's own "main character" energy: sellers here set the tone, not the national averages.
The sale-to-list ratio averaged 99.2%, up 0.5 points year over year, according to the Real Estate Data Aggregator. Sellers are landing very close to their asking price. That is a steady, honest result.
Supply stayed flat while sales climbed
The Real Estate Data Aggregator counted 184 homes for sale in ZIP 92630. That number was unchanged from a year before. At the same time, 152 homes sold, up 4.1%. More sales, same supply. That math held prices up.
New listings dipped slightly. The Real Estate Data Aggregator recorded 188 new listings, down 1.6% from a year before. Pending sales came in at 157, down 2.5%. Those are small moves, not a sharp turn.
What the national rate picture means here
CNBC reported the average contract rate for 30-year fixed mortgages with conforming loan balances at 7.37%. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates slow buyers nationally. In Lake Forest, prices still rose 12.1%. That gap tells you something real about local demand.
