Lake Forest sellers had less room to overprice
The Real Estate Data Aggregator counted 152 homes sold in ZIP 92630 in the three months ending August 31, 2026. That is up 4.1% from the same months in 2025. More homes sold, but buyers were not writing blank checks.
That 99.2% sale-to-list figure comes from the Real Estate Data Aggregator. It was up 0.5 points from the same period in 2025. So sellers got close to their asking price, but not much more. Overprice, and you feel it.
Nationally, about 21.1% of sellers cut their asking prices in the four weeks ending September 20, 2026, according to Redfin. Lake Forest sellers who priced well mostly avoided that problem.
Some homes still ran ahead of list
The Real Estate Data Aggregator shows that 32.9% of homes sold above list price. That share was up 7.6 points from the same months in 2025. Nearly 1 in 3 homes beat their asking price. But that also means roughly 2 in 3 did not.
Speed picked up a little
The Real Estate Data Aggregator put median days on market at 45, which was 7 days shorter than the same period in 2025. Not every home sold fast. But well-priced homes moved with more speed than a year ago.
About 24.2% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is up 0.6 points from 2025. Think of it as the "fast lane": a well-priced home had a real shot at it.
Prices climbed, but the national picture adds context
The Real Estate Data Aggregator put the median sale price in ZIP 92630 at $1,300,000. That is up 12.1% from the same months in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Lake Forest outpaced the national number by a wide margin.
Mortgage rates add pressure for buyers. CNBC reported the average 30-year fixed rate with conforming loan balances rose to 7.49% last week. That is the highest since early 2025, per Realtor.com. Higher rates slow some buyers down, which is part of why pricing still matters so much.
Supply stayed steady
The Real Estate Data Aggregator counted 184 homes for sale in ZIP 92630 during the period. That number was unchanged from a year earlier. New listings dipped 1.6% to 188. Supply held steady, but did not surge.
