Mission Viejo is moving faster than the national market

The one fact that changes what you should do: Mission Viejo homes are selling faster than the national average. That means preparation and pricing matter more, not less.

Realtor.com reported a national median of 62 days on market as of October 22, 2026. The Real Estate Data Aggregator counted a median of 39 days in ZIP 92691 and 47 days in ZIP 92692 for the three months ending August 31, 2026. Both Mission Viejo ZIPs beat the national pace by a wide margin.

"How quickly do homes actually go under contract here?" That is the question I hear most. The Real Estate Data Aggregator found that 39.2% of homes in 92691 went under contract within two weeks of listing. In 92692, 36.3% did the same. That is more than one in three homes gone before most buyers even schedule a showing.

Not every home sold fast. The median in 92692 was still 47 days. Some homes took longer. Sharp pricing is the difference between a quick sale and a long wait.

What sellers got at the close

The Real Estate Data Aggregator shows sellers in 92691 received 99.5% of list price on average. In 92692 it was 98.8%. Both figures are for the three months ending August 31, 2026. Sellers who priced well left very little on the table.

Prices: one ZIP up, one slightly down

The Real Estate Data Aggregator put the median sale price in 92691 at $1,330,000, up 4.5% from the same three months in 2025. In 92692, the median dipped a little, down 0.9% to $1,090,000. Not every part of Mission Viejo moved the same way.

The national picture behind these numbers

Nationally, Realtor.com reported the average mortgage rate at 7.40% as of October 22, 2026. Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. Higher rates slow buyers down everywhere. Mission Viejo is still moving faster than that national drag suggests.

The National Association of Realtors reported 3.99 million existing homes sold nationally in September 2026. National prices rose 1.3% year over year. Mission Viejo's 4.5% gain in 92691 outpaced that national number.

Supply is lean. That matters for both sides.

The Real Estate Data Aggregator counted 2.1 months of supply in 92691 and 2.2 months in 92692 for the three months ending August 31, 2026. Lean supply keeps the market moving. It also means buyers have fewer choices, so well-prepared homes stand out.

In 92691, homes for sale fell 11.7% from a year before. In 92692, homes for sale rose a modest 3.6%. More listings are coming to market in 92692, which gives buyers a bit more room. Sellers there may feel a little more competition.

In short
  1. Mission Viejo homes sold in 39 to 47 days during the three months ending August 31, 2026, well below the 62-day national pace Realtor.com reported.
  2. More than one in three homes went under contract within two weeks.
  3. Prices held firm in 92691 and dipped a little in 92692. Preparation and pricing still decide which side of those numbers your home lands on.

These numbers cover whole ZIP codes. One street, one floor plan or one condition level can read very differently from the ZIP average. If you want to know where your home sits specifically, I am happy to look.
