One part of the market is moving fast with very little room to wait

Clients ask me all the time: "Is this market moving or stalling?" The honest answer is: it depends on the street. These numbers cover the three months ending July 31, 2026.

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the backdrop for every number below. Rates crossed 7% in late September for the first time since January 2025, according to Realtor.com.

The ZIP code with the least room to wait

ZIP 92691 had just 2 months of supply, per the Real Estate Data Aggregator. That is the tightest reading across this market. Think of it like musical chairs: fewer seats, faster decisions.

The Real Estate Data Aggregator counted 77 homes for sale in 92691, down 24.5% from a year ago. Fewer choices means buyers have less time to compare. Sellers still need the right price: the average sale came in at 99.8% of list, not over it.

ZIP 92780 was close behind

The Real Estate Data Aggregator counted 2.1 months of supply in 92780. That is nearly as tight. And 44.1% of homes there went under contract within two weeks, the highest share in this market.

That 44.1% figure was up 10.8 points from a year ago, per the Real Estate Data Aggregator. Prices dipped a little: the median sale price in 92780 was $1,154,500, down 3.8% from a year ago. Speed was up even as price slipped slightly.

Not every ZIP ran at the same pace

ZIP 92637 had 4.2 months of supply and a median of 69 days on market, per the Real Estate Data Aggregator. That is the slowest reading here. Homes sold above list in only 16.7% of sales, down 3.1 points from a year ago. Pricing and prep still carry real weight there.

ZIP 92602 had 4.7 months of supply. The median sale price there was $2,137,500, down 14.4% from a year ago, per the Real Estate Data Aggregator. More supply and a softer price tell a different story than 92691 does.

Where prices landed across the market

What the wider market adds

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest in over ten years. Most ZIP codes here sit well below that. Realtor.com reported active listings up 6.3% nationally from a year ago. Some ZIPs here, like 92656 and 92692, saw bigger local inventory jumps.

Realtor.com also noted mortgage rates surged nearly 40 basis points in September. CNBC reported the average contract rate on 30-year conforming loans reached 7.30% last week. That kind of move affects what buyers can afford and how long they take to decide.
